Do you need a permit for that? A basic primer for homeowners

Permit requirements vary town to town in the Hudson Valley — here's how to figure out what applies to you.

New deck and porch planning with framing laid out

Permit rules in New York are set at the municipal level, which means requirements in Kingston can differ from requirements in New Paltz or Poughkeepsie even for the same type of project.

As a general rule, cosmetic work like painting, flooring or fixture swaps on existing connections usually doesn't need a permit. Work that changes structure, adds electrical circuits, or alters plumbing layout typically does.

Decks are a common gray area — many towns require a permit for a new deck over a certain size or height, even though repair or resurfacing of an existing deck usually doesn't.

When we run into something that looks like it needs a permit, we'll flag it before starting rather than assuming. It's always worth a quick call to your town's building department if you're unsure — the requirements are public and the calls are usually short.
